As we mentioned in the 2014 year-end review, the $800k to $900K price range remains extremely active fueled by the continued lower interest rates. However, for the first quarter of 2015 the $900K to $1M price range set the mark as the highest percent of original list price received at 98.3%. The local luxury market as a whole stands at 90% of original list price received for 1st quarter. The absorption rates increase by 50% from the start of the year to 22.27 months with the $800K to $900K range as the standout; jumping by 230% to 29.4 months. The large increase is due to the added inventory of homes as sellers are entering the marketplace as local prices continue to increase. In summary, the stats provide us with a positive start to 2015 and with consumer confidence at levels we have not seen since 2007 this trend should continue into the 2nd quarter as the lake heats up.

With the fewer amount of vacationers, lakeside summer homes became common. Among the first was the Thompson Summer Cottage.
Most likely you’ve passed this Queen Anne gem dozens of times as you’ve wound around the shoreline on County Road 15. Perhaps you’ve even been stuck right outside as you approached the westbound stoplight at county road 19 during rush hour traffic.
Charles Telford Thompson, an attorney and civil leader purchased the land from James J. Hill in 1886. A year later the cottage was built in 1887. The home was strictly used as a summer house and continues to this days. Guests originally arrived from Minneapolis by train or by streetcar boat via <a href="https://www.lakeminnetonkasrealestate.com/excelsior/" title="City of Excelsior ">Excelsior</a>. The home was accessed via the railroad and horse path that ran along the rear of the home. You couldn’t drive through the sloping front lawn until 1924, when County Road 15 was built.
The home is situated on Lafayette Bay and down the shoreline from the old Lafayette Landing, the once regular stop on the streetcar boat line in Minnetonka Beach. The front porch of the home was built so that the Thompsons and guests could observe and enjoy all the hustle and bustle of the Lafayette Club, which was originally oriented towards Lafayette Bay. Today the streetcar boat Minnehaha regularly journeys into Lafayette Bay past the Thompson House and the old Lafayette Landing.
The summer home is beautiful inside and out, due much in part to the family’s great effort to maintain and preserve it. The home has gone under extensive renovations to stabilize the front porch in 2003 and again in 2006. The renovations were featured on the PBS series Hometime.

Below are the main talking points for the luxury market starting with a surprising stat. There were 190 buyers who closed on homes in the luxury market for the year, this equated to a 10% drop in the total number of buyers compared to 2013. The $1.5M to $1.75M price range was the most affected with the drop as only 8 buyers closed in this range, a 65% decrease from 2013 and the largest percentage drop in the luxury market price ranges. Staying in that price range, the supply of homes remain the highest at 22 months of inventory as we head into 2015. On the bright side, the $2.5 million and above price range brought in 26 buyers, an 85% increase over 2013. The Median and Average sale price for the 2014 Lake Minnetonka luxury home market remained mostly flat at $1,199,000 and $1,489,000 respectively. The statistics for percent of original price received experienced a slight increase of 1.34% to 90.2% while days on market dropped to 185, the lowest level since 2006. $800K to $900K continued to be the most active price range in the Lake Minnetonka luxury market with a total of 46 closings in 2014. Currently, this range has the largest number of active listings coming into 2015 with the shortest supply of inventory at 8.9 months.

Among the first settlers on Lake Minnetonka, Frederick Noerenberg, the founder of the Grain Belt Brewery, built his family estate on this site overlooking <a href="https://www.lakeminnetonkasrealestate.com/crystal-bay/" title="Crystal Bay" target="_blank">Crystal Bay</a> in 1890 and named it Wilkommen.
English in design, the Queen Anne inspired home was set on 73 acres and nearly 8,500 feet of Lake Minnetonka shoreline. Alongside the staff of 17, the meticulously manicured tiered rose beds and groomed grasses were maintained by Noerenberg and his wife, Johanna. The northern part of the original Gilded Age estate included a gentlemen’s farm. The livestock raised here went to supply the family as well as area establishments. The estate was doted upon for years by the Noerenberg’s daughter, Lora Noerenberg Hoppe. Hoppe lived in the home until her death in 1972. She was 85. The family’s wish was to raze the home and dedicate the garden and farmland to the public.

In the center of the garden stands a memorial colonnade, resembling the white pillars from the Noerenberg's front porch.
The southern side of the park containing the gardens is free and open to the public. The northern side of the park that once contained the farm is currently only open for special events and is recognized as a wildlife preserve.

A peaceful sunset on Lake Minnetonka is common during the week, the timing of this photo is unique in that it was taken during the warm Saturday evening on June 7th. With the No Wake Restriction issued by the LMCD for all of Lake Minnetonka, due to the record amounts of rainfall over the past months, boat use seems to have come to a complete stop. The Grays Bay dam is allowing the maximum amount of water to flow into the Minnehaha and now that we have the warmer temperatures more and more lake water will be evaporating, helping to lower lake levels. Their goal was to alleviate the dwindling margins from the course by rezoning the land in order to develop residential homes.
Since then, months have passed with multiple city meetings discussing all sides of the idea. After listening all sides, the <a href="https://www.lakeminnetonkasrealestate.com/orono/">Orono</a> City Council, at the beginning of this year on January 13th, approved the zoning change in land use from Parks Recreation and Open Land to Rural Residential.
Below is a detailed summary of where the development is currently and what is on the horizon. At the city council meeting on March 24th Pat Hiller, the developer, displayed the unrefined development plans (pictured above) of 52 2-acre lots spread throughout Lakeview. Hiller stated the development of the 52 lots is designed to work with the 40 to 50 foot elevation changes throughout the site thus minimizing the grading impact. He also noted that the develpment team has been working with the Watershed District to properly conserve the natural beauty and wetlands around the 142 acres. Road access to the development will be from both North Arm Drive and West Branch Road. Between now and summer, testing and further refinement on the different aspects of the development will allow Hiller to present a preliminary plant application to the City Council in the coming months.
